Anixter's relocation dropped occupancy at the 293,280-sf two-tower complex at 4709-11 W. Golf Rd. to 55%. "Concourse Office Plaza in not a traditional big tenant building," says Podolsky Northstar Realty Partners principal Randy D. Podolsky, whose company represented the limited liability corporation that paid $18 million for the asset earlier this year.

Thomson Media renewed a lease for 23,106 sf; Sure Payroll signed a new lease for 11,547 sf; Chicago Chapter of Hadassah took 4,467 sf in a new lease; Riken of America renewed a 2,977-sf lease; Fagman Eye Associates signed a 2,575-sf new lease; and Dr. Neil R. Friedman signed a new 2,192-sf lease.

Podolsky says the new deals are a sign the market is responding to an improvement program following the acquisition from Lincoln Property Co. Lobbies and common areas, landscaping and signage were among the issues addressed.

Ed Barnett of Paine/Wetzel represented Thomson Media, a tenant at Concourse Office Plaza since 1990. Peter Livaditis and Peter Beatrice, both of Trammell Crow, represented SurePayroll. Ira Perlman of Jupiter Brokerage Services represented Chicago Chapter of Hadassah in its relocation from Downtown Chicago. Ray Okigawa of Tri-Star Associates represented Riken of America. Bill Debb of GVA Williams represented Fagman Eye Associates. Bob Footlik from Barron Realty represented Dr. Neil R. Friedman
