"They're the most expensive units we've ever built and the materials and the costs will be more than anything else we've done," Mark Smith, president of East West Partners, tells GlobeSt.com.
Six, four-bedroom units will range in size from 3,800 sf to 4,600 sf and will be priced from $2.2 million to $2.6 million, which equates to $565 to $579 per sf. Five, two-bedroom brownstones, will range from 2,800 to 2,950 sf and will be priced from $1.6 million to $1.8 million, or about $555 to $593 per sf.And there will be five two-bedroom brownstones called Carriage House, that will be 2,200 sf and be priced from $975,000 to $1.2 million, or $443 to $545 per sf.
The brownstones will be built at 18th Street and Little Raven, just two blocks north of the Millennium Bridge and Riverfront Park plaza, a small retail center surrounded by luxury residential high-rises previously built by East West.
The brownstone residences will all surround a raised, private courtyard, with second-floor terrace entrances onto the courtyard. A driving lane will be built below the terraces, providing residents with their own private parking garages, directly accessible to their homes.
"Each of the brownstones will have their own, outside door entrance with their own private address," says Chris Frampton of East West Partners-Denver. "It's something totally new and different for Downtown Denver, and it's something that we feel will be very popular among people who want to live downtown, but want their own private home in the city."
In recent months, Riverfront Park has started construction on Creekside condominiums, priced between $200,000 and $400,000 and Delgany, priced between $500,000 and $1 million.
"We're continuing to strike a balance and fulfill our vision for what Riverfront Park will become," says Smith. "Our neighborhood is growing, and we want to provide more people with the opportunity to live in this burgeoning area and be part of Riverfront Park's urban lifestyle, in the type of residence they want."
So far, East West has sold more than 90% of its units in its first three buildings.
