The new tower project is a partnership of Omni Hotels, Turner Broadcasting System and the local design firm of Culpepper, McAuliffe and Meaders Inc. The addition, coupled with the existing 467 rooms, brings the hotel's total room count to 1,067. The construction phase was completed in 23 months after breaking ground on Jan. 9, 2002.
Area hotel brokers tell GlobeSt.com they consider the tower's debut noteworthy since it may be the only new Downtown hotel opening for the next two years. In its latest analysis, Marcus & Millichap projects new hotel construction Downtown will add only 1,000 rooms per year through 2005.
The metro area has an estimated 80,000 hotel rooms with an average daily occupancy of 65%, according to Marcus & Millichap. The average daily room rate has dipped 1.5% to $73.70 from $74.85 a year ago.
The Omni is across the road from Centennial Olympic Park and is connected to Philips Arena and the 1.4-million-sf Georgia World Congress Center. It is also the nearest hotel to the Georgia Dome and 15 minutes from Hartsfield International Airport.
