"It was good old-fashioned cold calling," Rick Medinis, EVP of the Robert Lynn Co. in Dallas, tells GlobeSt.com about the catch for FA Texas Arlington Ltd., a subsidiary of Ablah Enterprises Inc. of Wichita. BFS Services Inc., a local delivery company, will move in at the year's start to 500 Airline Dr. in Coppell and vacate a location about half the size, positioned a mile to the south along Sterling Street in Irving.

Medinis says talks started in early March and then went quiet until about two months ago. BFS' new keys turn practically in sync with the lease expiration in Irving.

Medinis says the building, with 115,000 sf still dark, is generating good activity as leasing momentum picks up. The bulk warehouse's quoted rate is $3.20 psf.

In addition to Medinis, the Robert Lynn Co.'s dealmakers included Mark Miller and Chris Jackson. Kim Wiens, VP of marketing for FA Texas Arlington was instrumental in getting the deal to the closing table.

Ablah Enterprises paid $16 million in 2001 for the 55,000-sf headquarters and 410,000-sf distribution center, a 32-acre build-to-suit emptied by MJDesigns. The holding is located in the Park West Commerce Center, about a quarter mile northeast of the Dallas-Ft. Worth International Airport.
