Total cost of construction of the Goldenberg/Pohlig master plan is projected to be in excess of $180 million. It calls for a mix of 218 multifamily residential units and 80 single-family homes.

In order to limit the impact on area schools and roads, 73% of the housing will be restricted to those age 55 and older. Substantial portions, approximately 60%, of the site will be preserved as open space, and it will contain recreational facilities, including playing fields, bicycle and pedestrian trails and a nature center.

Plans call for 128 condominium units in four buildings of 32 units each, all restricted to age 55 and older. Units will range from 1,800 to 2,100 sf, and selling prices will begin just above $400,000. There will also be approximately 90 similarly age-restricted, attached carriage houses containing approximately 3,500 sf each. Prices will begin in the low $700,000s.

Of the single-family homes, 35 will be on quarter-acre lots and 45 on half-acre lots. The former will be 3,500 sf with prices starting in the mid $800,000s. The larger homes will be 4,000 sf and begin at $1.5 million.

The Haverford site is the largest single piece of open space proximate to the Main Line and Center City Philadelphia. The township acquired it from the state in 2002 for $3.5 million, according to published reports.
