Besides the entire second and third floors, Life Fitness will have a 4,000-sf showroom and fitness center on the first floor. While lease terms were not disclosed, the published net lease rate at the property is $17.50 psf.

Motorola, Foxboro/Invensys, Logical Networks Inc. and Café Nucci are on the tenant roster of the building, which is now 100% leased.

Kevin Clifton of CB Richard Ellis handled negotiations for Northern Builders as well as Life Fitness, which also was represented by Chad Freese and John Suerth of CB Richard Ellis.

Elsewhere in the O'Hare submarket, A.F.Crissie & Co. leased 7,181 sf at Higgins Centre, 1700 W. Higgins Rd., Des Plaines. Catherine Whittlesey and Jim Philbin of Equity Office Properties Trust represented their company and the building, while Felyce Lewis of Arthur J. Rogers & Co. handled negotiations for the tenant, an insurance company.

Meanwhile, City One Home Mortgage, Kingston-Zak Inc. and Hallmark Personnel Inc. renewed deals for a combined 4,300 sf at O'Hare Office Center, 3150 Des Plaines Ave., Des Plaines.
