The new lease deal brings the 100,000-sf Sutton Park North building to 97% leased. Other major tenants at the property include Beth Israel Medical Center, which leases 15,281 sf, Lowestloan.com, which has a 13,588-sf office and the Hudson River Group, which maintains a 7,861-sf office.
"This is an ideal location for DEP because of its close proximity to the New York City reservoir system, as well as convenient access to major highways and public transportation," Friedman says.
Martha K. Hirst, New York City DCAS Commissioner adds, "At DCAS our objective is always to secure quality space at the lowest possible cost to meet the needs of City of New York agencies. This is an important DEP site."
Friedman adds that prospective tenant traffic at its proposed 120,000-sf office building nearby its Sutton Park North facility has picked up of late. Some of the firms showing interest in the property include New York City-based businesses looking to decentralize their operations.
He notes that while no deal is imminent, his firm is in "serious discussions" with two businesses interested in leasing about 80,000 sf there. If those deals were to close, the leases would enable Louis Dreyfus to begin construction on the new building, Friedman says.
