Seller NCR Corp. of Dayton, OH brought the property at 3008 Avenue F to market nearly a year ago. The deal's sweet-spot is Arlington officials approved the final leg for a Triple Freeport exemption just as the transaction was closing. "It was a bonus," Kartalis tells GlobeSt.com about a deal that was at the bargaining table for roughly four months.
The building, emptied late last year, has all the makings of a quick lease-up, Kartalis says. The purchase included an abutting three acres plus the building has 5,000 sf of office area, is fully air conditioned and is rail served.
Pete Richardson of Henry S. Miller Commercial negotiated the transaction for the buyer. Trey Fricke of NAI Stoneleigh Huff Brous McDowell represented NCR.
Built in 1963, the building sits on seven acres. Tarrant County Appraisal District pegs the 2003 assessment at slightly more than $1 million or what a Great Southwest source says practically mirrors the closing price.
