PBS&J, a national engineering firm, "wanted a quality-type building on Preston Road," says Mike Pierre, vice president for Wilcox Realty Group in Dallas. The list of possibilities was pared to a few "and we were the fortunate ones to make the deal," he tells GlobeSt.com. The 92,426-sf office building at 18383 Preston Rd. went to 80% occupancy with a win that backfills space that's been empty for some time.
Finish-out is underway, with occupancy planned for the near term, Pierre says. The inbound tenant signed a medium-term lease at a building owned by Chicago-based CMD Realty Advisors Inc. The building's quoted rate is $13 per sf to $15 per sf.
The multi-disciplinary engineering firm, headquartered in Miami, has 3,300 employees in 60 offices. The firm's in-house real estate broker handled its negotiations for the relocation from 5999 Summerside Dr. while Pierre and Greg Hoffman, also a Wilcox vice president, packaged the deal for CMD Realty.
