The 4,000-sf restaurants will go up on a one-acre tract at the crossroads of Precinct Line and Harwood Street in Hurst and a 1.5-acre parcel at US Highway 78 and FM 544 in Wylie. Construction plans are still being firmed up, says Cullen Dickey of Falcon Realty Advisors in Dallas who brought the family's account with him to the brokerage job. The Hurst land brought $16.25 per sf while the acreage in Wylie went for $3.50 per sf, Dickey, the only broker for both transactions, tells GlobeSt.com. In both cases, the sellers were local private investment partnerships.
Dickey's Barbecue's growth in the past 20 years has been sporadic, but the family's restructured five-year business plan calls for adding add up to five locations annually to an existing 52-store portfolio, Dickey says. The criteria is a minimum one-acre tract at a key retail intersection in a trade area with a $60,000 annual household income.
Dickey says the expansion will take the restaurant into new Texas markets. The chain primarily is a North Texas name, but Dickey also is scouting for sites in San Antonio, Austin and Houston.
