"It was undervalued and I felt that was hurting them," Dick Myers of Trammell Crow Co.'s Fort Worth office tells GlobeSt.com about the 8,000-sf building at 1517 Texas Dr. in Weatherford. "I put the price on it that I thought it ought to sell for...and it did." The property was on the market a year for $450,000 before the listing passed from a residential broker to a commercial broker.

Myers says sellers Dennis and Teri Lee of Weatherford also agreed to finance 80% of the acquisition cost for the Kingdom Faith Ministries Church, which started holding services and functions in the building as soon as the deed changed hands. The Rev. Cliff Carr represented the church in the transaction.

The Lees used the building for a fitness business, Body Tech, which was closed and replaced with a dance studio at a leased site. The Texas Drive building, which sold without any deferred maintenance, sits about a mile north of Interstate 20 and off one of the town's main roads, Santa Fe Street.
