Terms of the Bohler lease for approximately half of the initial building are undisclosed. A broker familiar with the Bucks County and New Britain Township office market tells GlobeSt.com the average asking rental rate is $22.15 per sf.

The building will be located at 1600 Manor Dr. in the development, which is at the intersection of US Hwy. 202 and County Line Road and adjacent to the 140,000-sf New Britain Village Shopping Center. The developer is BPG's development affiliate, Berwind Development Services. Penntex Construction is the general contractor, and Wulff Architects is the building architect and space planner for Bohler.

Bohler is a consulting engineering firm based in New Jersey. It is relocating its Pennsylvania office, which is the second largest among seven, from North Wales, PA. The New Britain facility is expected to reach completion in June 2004.

Jeffrey Baker of the Philadelphia-area office of Cresa Partners represented Bohler in the negotiations. John Shelly of Trammell Crow Co.'s Philadelphia office represented BPG and is the exclusive agent for New Britain Corporate Center.
