The buyer acquired 2916 National Dr. under the name of AJ Investors LP, which was represented by David Rouble of NAI Stoneleigh Huff Brous McDowell's Dallas office. Phillip Rosenfeld and Scott M. Jessen, both with the Morse Co. in Dallas, negotiated for the seller, Harry Nelms of Georgetown, TX.
Several offers were placed in the four months that the 17-year-old building was on the market, Rosenfeld says. At decision time, there were two equally competitive offers, says Jessen.
"It wasn't all price," Jessen explains to GlobeSt.com. "It was the capability to close. This was a user. The other one was an investor."
The deal marched to the closing table after Nelms' former company, Environmental Techniques Corp., relocated. Nelms bought the building five years ago and sold his company about two years ago. His retirement move to Georgetown drove the decision to sell the real estate, Jessen says. The Dallas Central Appraisal District assesses the asset at $391,020 for 2003.
The electrical contractor, who was leasing a site in Garland, wanted the three-acre property because it offered ample yard storage in an industrial area just a few blocks north of Interstate 635. The as-is acquisition was sold in all-cash transaction, according to the brokers.
