The direct deals resulted in 7,396 sf of renewals, 1,394 sf of expansions and 4,100 sf of new leases for the KBS Realty Advisors-owned building at 800 Airport Freeway in Irving. The recently signed pacts have terms running from three to five years and range from 1,500 sf to 2,000 sf, Justin Miller, a Transwestern leasing agent in Dallas, tells GlobeSt.com. The building, which can hold 65 tenants, has 49 in place, of which 20 are part of the under 1,000-sf crowd.

Miller says the leasing wave "is the strongest it's been in 18 months." The Transwestern team, which included senior vice president Kim Butler and senior leasing agent Fletcher Cordell, managed to wrap up the bulk of its 2004 tenant roll with the aggressive packaging, which included the usual free rent.

Renewing were HKI Architects, 2,500 sf; Specialty Billing Services, 2,164 sf; Irving Laboratories, 1,235 sf; and two deals under 1,000 sf. Moving in Jan. 1 will be All Vend Management to a 2,554-sf office under a five-year lease. Settled in is Fabioloa Mancillas, an insurance agent who took a 1,546-sf spot. Tenants occupying less than 1,000 sf accounted for the expansions.
