Del Monte Foods Co. took a 366,000-sf building for one year at 1301 Avenue T, a ProLogis Realty Trust-owned property that was once home to Ryder Integrated Logistics. The quick move-in for the temporary space was forced by its Carrollton building owner, Sealy Co. of Shreveport, LA, which signed Haber Fabrics Corp., now working out of 1720 E. Highway 356 in Irving, to a long-term lease, with occupancy planned in March, to the 300,000-sf building at 1725 Hayden Rd. Real estate sources tell GlobeSt.com that Del Monte, headquartered in San Francisco, has been in the market for some time in search of a consolidation site for the Hayden Road distribution center and a 175,000-sf location along West Commerce Street in Dallas, but the Haber signing and an imminent lease expiration forced action ASAP. Word on the street is Del Monte hopes to lock in a permanent decision in the first quarter as it weighs all options to get both locations under one roof.

Haber Fabrics was represented by Scott Porter of Regis Property Management in Dallas while Sealy Co.'s interests were negotiated by Ken Brice of Dallas-based Holt Cos. for the Carrollton lease. Del Monte's broker, Stuart Smith of Chicago-based Equis Corp.'s Dallas office, and ProLogis' Joe Rudd finessed the short-term conditions in Grand Prairie.

At 602 Fountain Parkway, Bollinger Industries LP, an exercise equipment distributor, has emptied 200,000 sf of a 300,000-sf building in a business sale. In turn, the seller started a new operation, Alliance Sports Group LLC, with a focus on wholesale camping goods, and re-leased 100,000 sf in a long-term commitment to the 36-year-old building, owned by Fountain Properties Ltd.

David Dunn of Dunn Commercial in Arlington tells GlobeSt.com that he is "working a couple deals for the balance that would take a substantial amount of the space." To execute a quick backfill, Dunn is offering $2 per sf gross for an asset at the north end of the Upper Great Southwest Industrial District. "I have 200,000 sf at $2 per sf gross and that's the most cost-effective building out there," Dunn says. "There's not other building that can match that.
