The office building at 1050 W. Hampden totals 92,000 sf and the property at 1090 W. Hampden totals 118,160 sf. Both one-story office buildings were constructed in 1987. Renovation on 1050 West Hampden was completed in November 2001, while the renovation of 1090 West Hampden was completed in June of this year.

Locally based Gart Brothers Sporting Goods Co. bought the Florida-based Sports Authority earlier this year and made 1050 and 1090 West Hampden Avenue the corporate headquarters for the combined companies. Gart was founded as a sporting goods retailer in Denver in 1928.

In February, Gart and Sports Authority merged, creating a nationalretailing force with 385 stores in 45 states and annual sales of $2.5billion. The combined company, which uses the name Sports Authority Inc. for the parent company, is the largest publicly traded, full-line sporting goods retailer in the United States.

Steve Bye, EVP and senior managing director; Dan Koehler, associate producer and Steve Clifford, senior investment analyst of NorthMarq's Denver office, arranged the financing through Citicorp on behalf of the borrower, 1050 Hampden Limited Partnership and 1090 Hampden Limited Partnership. The borrower is affiliated with the Etkin Johnson Group, a large, Denver-based commercial real estate developer and owner..
