The owner is First Industrial, a Chicago-based REIT, which has listed the property for $10.5 million. First Industrial's sale or leasing agents are Ted Carlson and Bill Ritter of Welsh Cos., based in Eden Prairie, MN.
According to the sales information on the put out by Welsh, the building includes a 28.42-acre lot, 20- to 28-foot clear ceilings and 29 dock doors, and lease rates are quoted at $7.50 per sf for office space and $3.50 per sf for warehouse space. The 30-year-old building, which last was renovated in 1999. The smallest potential lease deal would be 150,000 sf, according to Welsh.
