The 40-attorney firm of Heygood, Orr & Reyes closed offices along Central Expressway and Arlington for the Las Colinas move to the 17th floor of a 19-story, 337,769-sf structure owned by Chicago-based Equity Office. The firm's long-term lease fills headquarters space recently emptied by i2 Technologies in its build-to-suit move to 11701 Luna Rd. in Dallas.

The building owner, with some of the lead tenant's space left to backfill, will hawk the halls in an "aggressive" manner to get it re-leased as quickly as possible, James Esquivel of Equity Office tells GlobeSt.com. The Equity team is quoting $17 per sf to $18 per sf plus electric as a starting point to help fill a building pushing 70% occupancy. "There's good value in Las Colinas right now," he says of the actual versus the ask when it comes to filling office space. And, he continues, the relocation and consolidation is "an indication of the momentum that Las Colinas is seeing right now." Paul Stockard and Robert Deptula, both with NAI Stoneleigh Huff Brous McDowell in Fort Worth, represented the law firm.
