The Miller Bros. Flooring Co. took 16,933 sf at 2009 McKenzie Dr. in Valwood, starting finish-out as soon as the ink dried on the medium-term lease. Nathan Denton of Henry S. Miller Commercial in Dallas represented the tenant while the building owner, the Chicago-based First Industrial Realty Trust, had in-house broker Randy Wood doing its negotiating.
Denton tells GlobeSt.com that the flooring contract spent five months looking for a relocation site from about 18,000 sf off Capital Drive, also in Valwood. The sweet spot for the deal was an end cap for build-out into more office and showroom space than flooring contractor had at the Capital Drive building. The location and First Industrial's flexibility with the build-out were the decision-makers, he says.
Denton says Miller Bros. set up shop in a 66,112-sf building that came with "a great rate" and one below the submarket average of $5.56 per sf for showroom space.
In the Dallas deal, RT Manufacturing Inc. has ramped up work in 5,068 sf at 12630 E. Northwest Highway. Building owner Weingarten Realty Trust of Houston divvied a 10,000-sf space that cornered the signing by new sheet metal manufacturer and producer of specialty designed products, which is starting production with seven employees led by Rusty McBride of Plano and Thomas Jernigan of Sachse.
Phillip Rosenfeld of the Morse Co. in Dallas says the five-year lease came with free rent and an average rate of $5.50 per sf gross over the term for the fully air-conditioned Northeast Crossing building, one of four in the Weingarten development. The REIT's in-house broker for the transaction was Lange Allen.
