The firm recently received municipal approvals for the project from the Town of Harrison. The 3040 Westchester Ave. building will be the first office property to be built in nearly 15 years at the I-287 corridor that encompasses parts of White Plains, Harrison and Purchase.
Simone Development officials say the four-story building will feature an elegantly appointed lobby and common areas, on-site cafeteria, state-of-the-art security system and wiring for broadband Internet service. They add the building can accommodate tenant requirements from 1,500 sf to 17,000 sf of space. The 3040 Westchester Ave. property is zoned for medical and office use. Simone Development also received approval to build a 3,500-sf freestanding bank pad in the office park.
Simone, president of Simone Development Cos., says, "This building is already generating a great deal of interest from the area business community."
Simone officials said that no leases have announced as yet at the property. The building is part of the Simone Development's Harrison Executive Park, a 155,000-sf, three building campus that is currently 95% occupied.
