The Fairways will be a gated development with 217 housing units. The preliminary, approved proposal calls for 51 detached single-family houses, 34 duplex units, 108 townhomes and 24 condominiums.
Located on Golf Links Road, overlooking the Orange County Golf Club, the Fairways will feature a 4,000-sf clubhouse that will house a business center, fitness center, social room and conference room. The clubhouse area will also include an in-ground swimming pool, a tot pool and a multi-use sports court, Ginsburg officials say. Construction is scheduled to begin in the summer of this year, with initial occupancy projected for early 2005. Ginsburg Development will also serve as the general contractor on the project.
In response to the town's requests, GDC has proposed to dedicate a 4.1-acre parcel of land to the town for open space and town well protection. GDC officials stated that the company will ensure that approximately 15 acres of the site will remain as open space.
"GDC has worked closely with the Town of Wallkill to ensure that the Fairways becomes not only a great place to live for future residents, but also an asset to the surrounding area," says Phil Evans, a vice president with Ginsburg.
The Fairways' condominium units will have approximately 1,300 sf and two baths, while single-family units, townhomes and duplexes will range in size from 1,700 sf to 3,100 sf, with two to four bedrooms and 2.5 bathrooms.
