Mark Stevens, principal of GVA Thompson Doyle Hennessey & Stevens, represented the sublessor, Barr Associates in the sublease transaction while Eric Jackson of Cushman & Wakefield represented Fairchild.

The deal represents a new location for Fairchild Semiconductor as a result of its recent acquisition of the RF Components Division of Raytheon. Fairchild's purchase of Raytheon's business unit enables the company to enter the radio frequency market, which includes wireless local area networks and handset power amplifiers. The former-Raytheon unit will be part of Fairchild's Power Discrete Group.

Lease rates for this deal were not available, but the average asking rent for office space in the area is about $20 per sf, according to Spaulding & Slye Colliers' latest statistics. The average asking rent for research and development space drops to approximately $10 per sf.
