LH Lacy Co., a paving contractor, has put its smaller building along Shady Trail up for sale after taking the as-is newer space in the four-building Westwood Business Park. "It's some of the nicest flex space in town," Ben Sumner, managing director of Stream Realty Partners LP in Irving, says of the Los Angeles-based PS Business Parks' property with a quoted rate of $6.50 per sf triple net and just 8,100 sf empty.
Sumner tells GlobeSt.com that Lacy's new location was vacated just four months ago by Brierly Marketing Co. The fully finished, 100% air conditioned structure at 1880 Crown Dr. more than doubled the office area for contractor's headquarters team, says Gary Lindsey, senior vice president in Dallas for Grubb & Ellis Co., who spent a couple months along with his partner, Robert O. Fulford Jr., vice president, searching for a leased site to replace the owned one. Lindsey says a newer building and much-needed expansion room drove the decision to sell.
The Westwood Business Park move brought "a good neighborhood upgrade," says Sumner, whose firm represents all of PS Business Parks' holdings in Dallas/Fort Worth. Dynamex is the park's largest tenant; LH Lacy holds a close second place.
