Sun Ports International Inc., a leading manufacturer of shade products, will move into 8505 Chancellor Row in March in a market-rate deal that backfills a longtime office/warehouse vacancy, Todd R. Noonan, senior associate with Stream Realty Partners LP in Irving, tells GlobeSt.com. Noonan says the company's execs did an extensive search along Interstate 35 and throughout Brookhollow, where it owns a 70,000-sf building at 8319 Chancellor Row.
Key to the decision to sign for the neighboring industrial building, owned by Eric Langford of Dallas, was finding a nearly ready-to-go location with 40% office finish-out. The upgrades to be made are being done by Sun Port's team, Noonan says.
The balance of the building, with a quoted rate of $3.50 per sf triple net, is occupied by Gotcha Covered, which at one time filled the entire structure. Jeff Mercer of the Robert Lynn Co. in Dallas represented the tenant; Noonan, the building owner.
