CBRE's Robert Gold and Tom Weinstock will oversee the marketing of the building. Gold notes that CDW Corp., which acquired some of the assets of Micro Warehouse last September, is currently running some operations out of 535 Connecticut Ave. However, the firm is expected to relocate those functions to approximately 17,500 sf of space at 2 Enterprise Dr. in Shelton by March or April of this year.

Of the 135,000 sf of space available, approximately 108,000 sf is contiguous space on the fourth, fifth and sixth floors of the 173,120-sf building. Current tenants at the property include AG Edwards, DHL, American Express Financial Services and Quelsys.

Andrew Deery, Northeast regional director for Frederick, MD-based Matan Properties, says the building offers a great opportunity for national or regional headquarters or branch offices. "Corporations seeking to lock in attractive long-term deals or those with shorter projections can both be accommodated at 535 Connecticut Ave.," he says.

CBRE's Gold says that the ownership is looking to add some new amenities at the building and is offering "aggressive terms." He notes that the available space is being offered at $24 per sf., gross, plus electric. Gold adds that in the short time that the space has been on the market, his firm has received a significant amount of tenant interest. In fact, CBRE is close to finalizing a lease for approximately 3,500 sf on the first floor of the six-story building.
