As part of the no-fee transfer, the GSA is leasing back 75% of the building for up to 30 months at an annualized rate of $10 per sf. The rental income will help offset the cost of necessary improvements to the building, including asbestos removal and a new roof.

The county was one of three entities that applied for the surplus government building. All applied to use the building for educational and or law enforcement purposes, which qualified the entities to receive the building free of charge. A source at the county says the City of Oregon City Police Department and Clackamas Community College also applied for the building, but ultimately withdrew their requests in support of the county.

Sheriff Pat Detloff says the building will allow the county to consolidate some of its law enforcement services currently located in a leased former pharmacy building, "and the money we now spend on rent for facilities can instead be used for services." Detloff tells GlobeSt.com his department will save about $10,000 per year in lease payments.
