The Roswell, GA post-secondary school will open its ninth location in Texas at 2001 Beach St., getting rights to a building sign with clear visibility from Interstate 30. Kurt Cherry, leasing manager in Dallas for Houston-based PM Realty Group tells GlobeSt.com that the 10-year lease made Kaplan's Career Centers of Texas the largest tenant with 1.5 floors for office and classroom space. Nancy Johnson-Plump and Brant Bernet, both with Trammell Crow Co.'s Dallas office, represented Kaplan Higher Education.

The career center will fill class B space vacated 18 months ago in the one-time TransSouth Building, where today's quoted rate is $14.50 per sf to $15.50 per sf. "We're certainly glad to have a quality company backfill the space," Cherry says of a now 71%-leased office building where the red carpet will roll out for a tenant with educational facilities in 15 states. He says the high density parking at the building and across the street along with the freeway visibility were the decision-makers for the 88,663-sf building, held by Lennar Partners of Miami as the servicing agent for Credit Suisse First Boston.

Career Centers of Texas is part of a Kaplan Inc. network with more than 45,000 students in 60 colleges and schools. Kaplan's closest facility is the Dallas campus at 15440 Harvest Hill Rd. The Texas roster includes Beaumont, Brownsville, Corpus Christi, El Paso, Laredo and McAllen.
