Joseph Beninati, managing partner and co-founder of Antares, says his locally based firm is in contract to acquire a 17.5-acre parcel off of Round Hill Road here. He says Antares plans to obtain approvals to build luxury custom homes at the site and estimates that the value of the development at full build out will be approximately $45 million.

In addition, Antares recently broke ground on its CiderMill project, a gated community in Armonk that will feature 27 luxury residences, consisting of 11 townhomes and 16 single-family homes. The firm is currently working on the first phase of the project, which will consist of 11 units. To date, Antares has poured foundations and framed six homes on the 6.5-acre parcel located at the former Schultz's Cider Mill.

The townhomes will average approximately 3,300 sf, while the single-family homes will be approximately 6,200 sf in size. The largest home at the site will total about 7,000 sf, Beninati says. Asking prices for the townhomes will average about $1.5 million. Single-family homes will be in the $2 million range, while three larger homes will be priced at more than $2.5 million each.

The development is designed by Moisan Architects, a Connecticut-based architectural firm. The CiderMill, when completed, will project the residential feel of homes in Beacon Hill or Georgetown with federal influences, Antares officials say. "It is a mix of traditional American and North Atlantic home design with a variety of styles to appeal to first-time home buyers, families and empty nesters," says architect Rick Moisan.

Beninati adds that his firm studied the $10 million home market in Greenwich and decided to incorporate some of the interior work of those estates at CiderMill. The homes at CiderMill are for those buyers looking for some of the interior amenities at estate homes in Greenwich, but who do not want four acres of property and a 10,000-sf home, he notes.
