The signing roughly doubles the firm's presence in the class A building. Latham & Watkins had previously occupied all of One Newark Center's 16th floor, but the new deal encompasses all of the ninth floor as well.
One Newark Center is a 22-story, 635,000-sf downtown building situated directly across from the multi-building Gateway Center near Newark's Penn Station. The asset is owned by Bellmead Seton Hall Urban Renewal Association LP, a partnership that includes the Gale Co. of Florham Park, NJ, which also manages and leases it.
The building has been a magnet for national and international law firms, including several of the Garden State's largest. It also houses the Seton Hall University law school on its lower floors, while the prestigious Newark Club occupies the top floor.
CB Richard Ellis represented Latham & Watkins in the latest signing. CBRE's Richard Danesi, a senior vice president in the firm's Saddle Brook, NJ office, along with Scott Gamber, executive vice president of the firm's Midtown Manhattan office, were involved in the transaction. For the ownership side, Tim Greiner of the Gale Co. serves as the in-house leasing rep for One Newark Center.
