Wohl bought its new property from American Electronics. The property's tenants are Graphic Technologies and Solutions Unlimited, both printing companies. The facility is at 1600 E. Valencia and was acquired as part of a 1031 exchange, says Gregory Ozimec of the Irvine office of Voit, who represented Wohl. David Prior and Todd Taugner of the Los Angeles-based Klabin Co. represented the seller, American Electronics.

In the Irvine transaction, MP Biomedicals, formerly ICN Biomedicals, acquired a 37,700-sf R&D building at 15 Morgan in Irvine Spectrum that ICN had leased for the past three years. The transaction was valued at nearly $4.5 million. Peter Castleton of Voit's Anaheim office, who represented the buyer, notes that ICN Biomedicals had made more than $2 million of tenant improvements to meet the needs of its biomedical research business. The former CEO and chairman of ICN Pharmaceuticals, Milan Panic, acquired the ICN Biomedicals division last year and changed the name of the company to MP Biomedicals, explains Castleton. The location serves as the company's corporate headquarters. Trent Walker and Ozimec of Voit's Irvine office represented the seller, Fifteen Morgan LLC.

In the Anaheim transaction, private investor Nima Taghavi acquired Crescent Corporate Center's building F, a 25,890-sf class-B office building at 1900 W. Crescent Ave, for $4 million in a 1031 exchange. The two-story building is 100% leased to Crescent Healthcare and is part of Crescent Corporate Center, an 11-building business park. Ozimec represented the buyer, with the seller, Crescent Corporate Center, represented by Rob Socci, Louis Tomaselli and Mitch Zehner of Voit's Anaheim Metro office.
