Luke Staubitz of Los Angeles-based Klabin explains that the mission initially retained Klabin to sublease 24,160 sf of space at 12410 Wilkie Ave. in Hawthorne, where the mission had three years remaining on its lease. The property's owner, Wilkie Hawthorne LLC, then hired Staubitz and Harvey Beesen of Klabin firm to market the property for long-term lease or for sale.Arrow Recycling has now purchased the building and Klabin has negotiated a termination agreement for the mission's lease, with the combined value of the sale and the lease at about $2.4 million.
Arrow Recycling, a scrap metal recycling and environmental services company, is scheduled to occupy its new building this month. Meanwhile, the Los Angeles Mission has signed a five-year lease for 17,000 sf of industrial space at 351 S. Anderson St. in Downtown Los Angeles near its headquarters. The five-year lease for this property is valued at $500,000. Staubitz and Beesen co-represented Los Angeles Mission with Allan Maxwell of GVA DAUM in the lease. Jonathan Ferrini of Lee & Associates represented Arrow Recycling in its acquisition of the Hawthorne property. David Brant and Jeffrey Rinkov of Lee & Associates represented Rainbow Dell Rey, the landlord of the Anderson St. property in Downtown Los Angeles, where the mission is scheduled to move in this month.
