In the past 18 months, Google has expanded its space in the 25-story building incrementally and now occupies 102,000 sf on four contiguous floors. In this latest move where previously negotiated options were exercised, Google acquired the 19th floor of the building, adding an additional 25,804 sf of space and also subleased the 29,872-sf 18th floor. GVA previously repped the firm in a 23,136-sf sublease with Primedia Inc. for the 21st floor and an option to acquire the 20th floor, also totaling 23,136 sf. Tunis handled the transaction for Google, while the CB Richard Ellis team of Kathryn Beach, Michael Geoghegan and Michael R. Laginestra represented Primedia.
"The space has a highly improved infrastructure," Geoghegan tells GlobeSt.com, adding that due to a leasing campaign, only one floor representing approximately 30,000 sf of space is up for grabs. The office space was completely built-out with advanced voice-data, technology and HVAC systems as well as high-end, designer furniture. Lease rates for the deal were not available, but space at the site is advertised starting at $34 per sf.
Owned by Max Capital Management Corp., 1440 Broadway is an 800,452-sf tower on 40th Street. Other tenants in the building, which was constructed in 1925, include Liz Claiborne, WOR Broadcasting Corp., Macy's.com, Mizuho Capital Markets, Global Investment Group and Bloomingdales.
