In Mansfield, Blockbuster Inc. pre-leased space in a 7,500-sf building from its preferred developer and merchant builder, David Brewer Interests of Dallas. The under-construction building, which delivers in the summer, fronts the Jacksonville, FL-headquartered Regency Center's Matlock Center at the southwest corner of Debbie Lane and Matlock Road.
In Crowley, Blockbuster grabbed space in a 6,200-sf building owned by Weingarten Realty Trust of Houston. The Shoppes of Deer Creek, located at the northwest corner of FM 1187 bypass and FM 731, is just one of two grocery-anchored centers in a town on a fast-track for retail growth in the Dallas/Fort Worth metroplex. Build-out is underway for a store planning to open in early April as part of center that's about four months old.
Jean Smith of United Commercial Realty/ChainLinks tells GlobeSt.com that both locations' trade areas are bringing $18 per sf to $19 per sf for retail space. And both, he says, were picked because they are two of the four highest growth suburban markets in Tarrant County. The Dallas-based Blockbuster's Mansfield lease was negotiated with David Brewer while Crowley's was bargained with Weingarten's in-house broker, Blane O'Banion.
