Chris Caudill, Barrett Gibson and John Ferruzzo, all with NAI Partners Commercial in Houston, represent Comfort Supply. Caudill tells GlobeSt.com that the air conditioning company plans to exit 8,000 sf on the south side of town and 3,500 sf in the southwest submarket for the 14,148 sf in Beltway 8 Business Park. He says the location near the Sam Houston Tollway, truck access and the park's general logistics provided the best overall location for the consolidation.

Comfort Supply, planning an early April occupancy, signed a long-term lease for a spot in a 133,000-sf building, according to Walter Menuet, in-house broker for park owner, Vantage Cos. The park's first phase consists of four buildings, totaling 261,559 sf, which are 94% occupied. The quoted rent is 42 cents per sf. In recent months, Comfort Supply recently renewed leases for 4,400 sf in North Houston and 12,500 sf in Galveston.
