Hayward, CA-based Mygrant Glass Co. will continue distribution operations from 38,980 sf at the Twenty First Street Center under a lease valued at $750,000, Mark Detmer with Trammell Crow Co.'s Phoenix office tells GlobeSt.com. "It was a good deal for both landlord and tenant to keep the occupancy at 100%," he says of the renewal.

The two-building, 162,000-sf flex distribution project at 465 W. 21st Street was developed around 1996 by Pru Crow Industrial Properties, a joint venture between Prudential and Crow Holdings. It has been occupied by Mygrant Glass since its opening. The firm shares space in the buildings with Southern Wine & Spirits.

Detmer along with Bo Mills, also with Trammell Crow, represented the development's owner, Dallas-based CLPF-21st Street Center LP in the negotiations. Michael Jeppensen of CB Richard Ellis Inc.'s Salt Lake City office handled talks for the tenant.
