Bart Pucci and Art Rasmussen of CBRE's Food Facilities Group represented both Xebec and Union Ice in the developers purchase of the 14-acre site on East Sheila Street along the I-5 Freeway. Pucci and Rasmussen, who specialize in food facilities like the Union Ice site, report that Xebec will keep 75,000 sf of the existing Union Ice facilities leased out to multiple tenants, while redeveloping the balance of the site into a 200,000-sf industrial park.
Additionally, Union Ice will lease back a portion of the site for one year during the demolition of approximately 10 acres. The former Union Ice site will be the eleventh industrial project that Commerce-based Xebec Commerce LLC has completed in the Central Los Angeles market, including an industrial park at the site of the former Bell Casino in the city of Bell.
