While terms were not disclosed, published net lease rates at the tallest building in North America start at $16 per sf. The insurance carrier already occupies 99,081 sf at Sears Tower, but is taking an additional 11,750 sf.

The deal follows a 177,000-sf renewal by Bank of America as well as a 150,000-sf renewal by UNICARE. Both of those renewals were struck during the last two months of 2003.

Trizec Properties Inc. director of leasing Jon Blunk represented MetLife in negotiations with Chubb Group's team, which included Robert Schmidt and Jack Keenan of The Staubach Co.'s Chicago office and Richard Bernstein of CB Richard Ellis' New York City office.
