Inbound tenant, THS Cartel Inc., will move in March 1 to 1182 Quaker Court II as a neighbor to Metropolitan Facility Services, which signed a short-term renewal with an option for a long-term commitment to its longtime address of 1188 Quaker Court, A. Taylor Allday with the Jim Lake Cos. tells GlobeSt.com. George Baldwin with Baldwin Investment Co. in Dallas represented Metropolitan Facility Services.

The startup building materials' supplier also went for a short-term lease on as-is space that's been empty about five months, says Frank G. Jester II of Dunn Commercial LP in Arlington. The tenant's rep says the search lasted about a month with the decision going to the location with immediate availability.

Jim Lake Cos. bought Quaker Court in November 2002. With a significant rehab now complete, the Trinity Industrial District space is being marketed at $3.75 per gross.
