Paragon Roofing Co. of Dallas signed a mid-term lease for as-is space laid out with 3,000 sf of office area and boasting two-thirds of an acre of yard space, Nathan Denton of Henry S. Miller Commercial in Dallas tells GlobeSt.com. The roofer, with a March 1 move penciled on the calendar, is relocating about 10 miles north from the Lone Star Industrial Park to 2324 Fabens Rd. in Dallas' Harry Hines North submarket where the going rate is $5.25 per sf for comparable space. Denton, representing the tenant and Dallas building owner Jim Haney, says the economic package was "a fair market value" for a flat-rate lease.

In another quick turnaround, Denton and Dan Spika, also with Henry S. Miller Commercial, slid Service Master Clean into 11,327 sf as a result of talks with tenant representative, Jim Hancock of CMC Realty in Dallas. Negotiations ended in a long-term lease for a duplex at 665 Jones St. in Lewisville, just east of Interstate 35. Building owner Paul Gutierrez of Houston uses the other side of the structure for his business, a sales location for accent marble. The submarket's going rate is $7.50 per sf for office/warehouse space of the same caliber.
