New Generation Mechanical Inc., coming off a six-month search, latched onto a 16,000-sf building at 1133 Empire Central in Dallas with a medium-term, flat-rate lease in a "fair-market deal" with West Electrical Co. for an empty industrial building with 5,000 sf of office space, Nathan Denton with Dallas-based Henry S. Miller Commercial tells GlobeSt.com. The mechanical engineering firm will move in April 1 in a relocation from about 3,000 sf in a Northwest Highway structure.
Jeff Mercer with Dallas-based Robert Lynn Co. negotiated the terms for West Electrical, which vacated awhile ago in a consolidation of locations in Dallas. The single-tenant building, leased in as-is condition, sits in a submarket with a going rate of $3.50 per sf to $4.50 per sf.
About mid-month, SM&P Utilities Resources Inc. will take over 6,871 sf at 2409 Avenue J. in Arlington's Oakhollow Business Park in a relocation from Division Street that adds 25% more workspace for the cable locating company, says Frank G. Jester II of Dunn Commercial LP in Arlington. Building owner, US Alliance Investors Inc. of India, had Laurie Knight of Classic Property Management negotiating the medium-term lease for the now 70%-occupied, 82,000-sf project with a quoted rent of $6.50 per sf.
A 6,510-sf, long-term lease for 6,510 sf was signed between Simprnt and American Industrial Properties. Tenant rep, Greg Morris of Dunn Commercial says Simprnt, which repairs and tests digital printing systems, will double its size with the April 1 relocation from Grapevine to 6025 Commerce Dr. in Irving after looking for three months for upgraded product in just the right size and closer to the Dallas/Fort Worth International Airport. "The availability of spaces from 4,000 to 8,000 sf is dwindling rapidly," he says. "There's been a lot activity in that size space." Tonya Brookmole with AIP negotiated its terms for class A office/warehouse product tagged with a $6.50 per sf rate.
