Western States, a real estate investment concern, bought the property from 5 Goodyear LLC. The building, near the intersection of Bake Parkway and Toledo Way represents its eighth investment in the Irvine Spectrum since the company's establishment in 1985.

The 5 Goodyear building features 45% corporate office space, 32% assembly and laboratory use, and 23% warehouse space. Anchen Pharmaceuticals has leased the entire property through 2018 as its corporate headquarters, manufacturing and distribution operations. Constructed in 1985, the building offers high power voltage to support Anchen's manufacturing needs, as well as four ground-level loading docks for shipping and receiving.

Todd Miller, VP of Western States Technologies, notes that the property is next to another property owned by Western States at 3 Goodyear. John Salmon of Pres Companies in Newport Beach, Calif., represented both Western States Technologies and the seller.
