Jim Howard, project manager for Oltmans, says work should be finished in July on the project, which is under way at a five-acre site approximately a half-mile south of the San Diego Freeway (405) at 16350 Gothard St. Called Gothard Distribution Center, the new project, with an estimated value of $9.5 million, is tailored for tenants with space requirements from 25,000 sf and larger. It is being listed by Clyde Stauff of the Anaheim office of Colliers Seeley International as exclusive leasing agent for the project.
The vacancy rate for industrial space is only about 2% in the West Orange County submarket, one of the lowest in the Southland, Stauff notes. He says the Gothard project is the only pure distribution facility built in the Huntington Beach submarket for perhaps eight years. The latest research report on the Los Angeles Basin by Colliers suggests that conditions will remain strong in the Orange County industrial market, one of several markets described in the report as tight and likely to remain so.
The new distribution building will feature concrete tilt-up construction, 30 dock high doors, ESFR sprinklers, drive around capability, a spacious concrete truck apron, and three entryways for individual company identity. Additionally, 211 on-site parking spaces will be provided. The building will be located in an industrial park close to a variety of commercial services.
