The best submarket, somewhat surprisingly, is "hotel row" around Stapleton, with a 73% occupancy rate. The average room rate in that market, where 53,079 out of the 72,700 room nights were occupied, is $60.41.
The Stapleton narrowly beat the Denver International Airport submarket, with a 72.8% occupancy rate. Room rates, however, are much higher near DIA, with an average room rate of $73.88 per night. That market had 40,477 of the 55,590 available room nights occupied.
Downtown, as always, had the highest room rates in the area, at $109.47 per night.But its occupancy rate performance was only middling at 54.2%. It is the largest submarket with a total of 159,101 available room nights. Of those, 86,255 were occupied. January is not a great month for downtown conventions, which has been fueling occupancy rates downtown.
