The Dallas-based delivery team has Trammell Crow Co. as developer and owner of the five-acre project and Baylor Health Care System and United Surgical Partners International as lead tenants. "There's really no medical building that co-locates medical facilities like this one (in the Heath-Rockwall area)," says Robert McFarlane, principal and senior vice president for TCC's health-care group's North Texas region.

Demand is so strong that TCC has optioned an abutting six acres for a second building at the intersection of FM 549 and Horizon Road near the Heath-Rockwall line, McFarlane tells GlobeSt.com about the team's first undertaking in Rockwall County. The project is one of 10 health-care facilities, mostly in the suburbs, under construction by the TCC group. Baylor Medical Plaza, secured by 10- to 15-year leases, will deliver in mid-September. The two-story building will house a family medical center, ambulatory surgery center and physicians' offices.

The specialized health-care group manages 24 million sf nationwide and has $640 million out of the ground or on the drawing boards. Of that, about $450 million sits in North Texas, McFarlane says of a fast-growing practice to adopt retail's tried-and-true philosophy of following the rooftops.

The project's general contractor is Medco Construction, Dallas-based Baylor's fully owned subsidiary. The Arlington-based Ascension Group Architects designed the project and Mycoskie McInnis & Associates is the landscape architect.
