In April, America First Insurance will move the headquarters team to the Points at Waterview at 3400 Waterview Parkway in Richardson. The regional property and casualty company is taking an early-out by from Premier Place at 5910 N. Central Expressway in a decision that took execs nearly a year to make as they weighed "a lot of different options," Mark Dickenson, senior vice president of leasing in Dallas/Fort Worth for Atlanta-based Cousins Properties Inc. tells GlobeSt.com about a lease with a couple years left on its term.

Cousins bought the asset three years ago when occupancy was hovering 50%. "To take a building from 50% to 96% is a neat story in a submarket with a class A office vacancy of 35%," Dickenson says of a deal that fills slightly more than half of the second floor, once occupied by Cisco Systems Inc. The high-tech finish-out is being moderately tweaked to accommodate the building's newest name. Since the tech bust, the leasing team has followed the city's lead to diversify the mix. The end result put Bombardier Aerospace Inc. into the lead spot last year with a 100,000-sf, long-term lease.

Bill Knopick, Cousins' vice president of leasing, brokered its terms for space with a quoted rate of $18 per sf plus electric. The insurance company's team consisted of Laurie Brigance and Brad Selner, both vice presidents with Dallas-based Staubach Co., and David Meisenhelder of Carmen Commercial Real Estate Services. The inbound tenant is a subsidiary of Liberty Regional Agency Markets, the business unit for Boston-based Liberty Mutual Group.
