KPO LLC recently purchased 3.3 acres of commercial land at the southeast corner of Lone Tree Way and Jeffery Way for approximately $2.8 million. Located adjacent to a proposed off-ramp from the Highway 4 bypass, the parcel is slated for retail development. Several free-standing restaurants and stores are planned for the area and will be announced at a future date, says John Sechser, a broker with Colliers International in Walnut Creek.
"Brentwood is one of the fastest growing communities in the San Francisco Bay Area," says Sechser, who represented the buyer and the seller, William Walker. "KPO recognized the high demand for retail and restaurants and purchased the land with plans to attract more activity to the area."
A half-mile down the road at the corner of Lone Tree Way and Empire Avenue, Sechser also represented the owner of a new 119,000-sf regional shopping center in a 19,096-sf lease to PetsMart Inc. The Empire Shopping Center is scheduled to open next fall. The 15-year deal with PetsMart is valued at $4.5 million. PetsMart was represented by Mike Metzger with Sierra Pacific Retail.
"Empire Partners entered the retail market at the right time," says Sechser. "Retail is growing quickly in Eastern Contra Costa with a tremendous pent-up demand for goods and services."
