IntegraSys, a unit of the Brookfield, WI-based Fiserv Inc., will relocate the 200-employee headquarters team in late spring from EDS' headquarters building in Plano's Legacy Business Park to the top two floors at 2601 Network Blvd. In signing the seven-year, flat-rate lease, IntegraSys also won a right of first refusal for more space on the fourth floor in a building with 142,943 sf of rentable area and a quoted rate of $21 per sf to $23 per sf plus electric. The deal also delivered a sign and logo with visibility from the Dallas North Tollway. Finish-out will begin within 30 days.

IntegraSys started its search last fall after EDS sold the credit union division to Fiserv. The lease is one of the Top Five signed in the office park's history. "It was an aggressive deal," Mark Depker, executive vice president for Hall Financial Group, tells GlobeSt.com. "They shopped us hard and I think it's the corporate lifestyle that we have that really impressed them." Adding to the incentive to sign was a package put together by the City of Frisco's Economic Development Council, Depker says of the third headquarters win in a year for Hall Office Park.

Frisco isn't providing any up-front money, but did OK a performance agreement that could make IntegraSys eligible for economic assistance up to $650,000 over a five-year period, says Jim Gandy, the city's EDC director. IntegraSys has yet to submit documentation for a final review for the incentive component, which is based on employment levels, annual payroll, lease term and the size of the office space.

Buddy Langston, Hall's leasing director, negotiated the lease, which takes the two-year-old building to 81% occupancy. Sherri Chitwood, Todd Jones and Keith Foery, all with the Dallas office for Houston-headquartered Transwestern Commercial Services, represented IntegraSys.
