The supplier of T-shirts, hats and other team products backfilled space emptied a year ago by the US Postal Service at 8191 Tristar Dr. in Irving. The tenant's broker, Dan Spika with Henry S. Miller Commercial in Dallas, tells GlobeSt.com that the lease was signed for the short term with the "hope to renew and extend for another 10 years." He says other buildings were considered, but "this worked out best for us."

The 137,237-sf, 21-year-old building sits behind a 44,105-sf structure at 4251 W. John Carpenter Freeway, bought nearly two years ago by Dallas Cowboys Merchandising Ltd. for showroom, office and warehouse space. Spika says the operation needed additional warehouse space, a need that has the group moving the merchandise in right now to the ready-to-go flex structure, which was on the market for $3.25 per sf. Trey Fricke of NAI Stoneleigh Huff Brous McDowell represented Rreef, the Chicago-based asset manager for owner of record, Aquiport DFWIP Inc. of Carrollton, TX.
