The brokerage firm, which also has offices in Westport, was the sole broker in the deal. Collins Bedford Oak LLC sold the properties to Oak-Bedford LLC, an entity headed by Silverman Realty of White Plains, NY, HK Group Commercial Realty president Matthew Keefe and senior vice president Robert Harris handled the transaction for the buyer and the seller.
"The sale of 30 Oak St. and 1200 Bedford St. affirms increased investor interest in the Stamford office market," Harris says. "These buildings with 91% occupancy are well above the average in Stamford and made this property attractive to the purchaser."
The largest tenants at the complex include: Robert H. Schaffer, which leases 11,000 sf; Bedford KenCast Inc. and Bedford Cervalis, which each have 9,000-sf offices. All of those tenants lease space at the 51,287-sf 30 Oak St. property. The 1200 Bedford St. property totals 18,000 sf.
Harris adds, "Interest in commercial investments in Stamford has steadily increased since August 2003. We have strong investor interest in the Stamford office properties we represent, and we anticipate the announcement of more sales in the near future."
