The business center operator signed a 10-year lease to set up what is being touted as the only such facility in the CBD. The Canadian firm took over a floor vacated nearly 15 months ago by its UK-headquartered competitor, Regus Business Centres, which was into the third year of a 10-year lease when it eliminated one of two facilities around town, Don Dowell, leasing director in Dallas for Chicago-based Trizec Properties Inc., tells GlobeSt.com of the space take-back that opened the door for the new tenant and a now 90%-occupied, 1.5-million-sf high-rise at 1717 Main St.. Jointly owned by Trizec and Crescent Real Estate Equities Co. of Fort Worth, the high-rise's quoted rate ranges from $20 per sf to $23 per sf.

As the Canadian firm builds out the flagship Dallas location, it is searching for additional business center space in Houston and North Dallas, says Dowell, who represented the high-rise's ownership in the deal. Curt Holcomb of Trammell Crow Co. in Dallas and Pat Langdon of JJ Barnicke Ltd. represent Interactive Business Centres, which also leases Trizec space in Atlanta.
